Growing up in the City of York,
a medium sized town in "southern" Pennsylvania about 50 miles north of
Baltimore, Maryland, was an enriching and a diversified experience. Having two
brothers in a sports minded family, we participated in varsity football,
basketball, volleyball, and baseball. At 6'4" and 250 lbs. coming out of high
school in 1965, we was fortunate enough to earn a football grant-in-aid
scholarship to The University of North Carolina in Chapel Hill, NC.

Certainly one of the real
highlights of our days at UNC came in the fall of 1966 when we defeated 7th
ranked Michigan 21-7 at Ann Arbor before 100,000 screaming blue and maize fans!
Getting married to our partner for life, Ginny, and transferring to The
University of Cincinnati made 1967 an eventful year. In 1971, we graduated with
a B.S. in Education. Having achieved our goals of a college education, Ginny
and we embarked on our educational careers, which for us included teaching high
school and coaching a variety of sports. In 1984, our path led down a different
road to that of being a Realtor, which surprisingly embodied many of the same
aspects as that of being an effective and successful teacher. Ginny continued
in education a total of 32 years, until she agreed to retire and become our
licensed client care specialist in 1998.

We have been blessed with two
wonderful daughters, Becky and Jenny. Both girls kept our lives very busy and
fulfilling by being involved in academics, athletics, and other school
activities. Becky attended Washington and Lee University in Virginia and played
on the tennis team. Later she earned her degree in chemistry from The
University of Delaware. Becky is now a South Carolinian residing on Daniel's
Island in Charleston, while pursuing a career as a pharmaceutical
representative. Jenny recently graduated from Clemson University in Clemson,
SC, and had the opportunity of being a member of the first ever Clemson Varsity
Women's Rowing team. She is also residing on Daniel's Island, as our entire
family has fallen in love with the Low Country of South Carolina.

Beyond athletics, especially
college football, whether it is Penn State, Cincinnati, Clemson, or UNC, we
find many of our interests relate to real estate and homes. We have a sincere
interest in historic preservation and older homes, especially since our first
home was a Pennsylvania German stone farmhouse, which was built in 1786 and
came complete with a stone bank barn and a stone springhouse. This Old House
Classic, Restore America, Landscape Design, and If Walls Could Talk on The Home
and Garden Channel too often find our interest. We have collected primitive and
early American antiques since the 1960's and find them a compliment to any
home. Added to this is an interest in colonial and southern design, especially
how today's builders can incorporate older architectural elements and styles
into present day homes. However, living and working in the Litchfield/Pawley's
Island area still leaves time for us to surf fish and Ginny to garden and cross
stitch.

thankful to have the opportunity to have a career at a wonderful vacation or
retirement destination. Helping our clients to buy and sell homes seems
natural. We delight in sharing the enthusiasm of a home purchase and find
tremendous satisfaction when our creative marketing and attention to detail
enables our buyers and sellers to achieve both personal and financial goals. It
is extremely gratifying to receive calls from satisfied clients or a referral
from a former client whose experience from buying or selling a home was
effortless and enjoyable. Then we know we've succeeded in making our clients

 Meet Walt Lanier
Born in North Carolina and raised in a family with strong values and honesty gave me an excellent start in life. Growing up in the south has been great and a very fulfilling experience. Graduating from the University of North Carolina at Chapel Hill will always make me a Tarheel even though I now reside in Sourth Carolina. I find this area of the Low Country very charming and the people very friendly. It made my transition from North Carolina very easy because the Low Country people are the Southern Hospitality we have all heard so much about over the years. My family consists of a daughter, Stacy, who graduated from Coastal Carolina, a college here in Myrtle Beach, that I felt offered a great education and a son, Andrew, who has persued a career in Parks and Recreation in North Carolina. Before moving to the Low Country, I traveled to several areas of our great country to try to decide where to relocate. In the fall of 1999, my three businesses in Tarboro, North Carolina, suffered major damages due to Hurricane Floyd. One of my businesses was in construction, and I feel as if that has given me a lot to offer clients when they are looking to purchase homes here in our area. After much thought and many prayers, my family and I decided to relocate to Myrtle Beach. I graduated from the Fortune School of Real Estate in 2000 and continued my career in Real Estate because of my excitement to meet new people and show them the area I love to call home. I have experienced many things throughout life by being a paramedic, firefighter, businessman, and a farmer, but it is Real Estate and the love for my clients that I feel is my best fit in life for a career. I love meeting new people and helping when the time comes to perform as a Professional Realtor. My home is in Surfside Beach between Myrtle Beach and Pawleys Island. I am a member of Glenn's Bay Baptist Church, and my wife and I are extremely lucky to call this home!!!!

The way that you hold title to your property has legal, tax, and estate-planning consequences. Many buyers do not receive adequate professional advice on this important aspect of property ownership.

If you are purchasing property with others, the most common forms of co-ownership are tenancy in common, joint tenancy, and community property. Tenants in common can be created when two or more related or unrelated people hold title to a property either equally or unequally. Each individual has the right to do whatever he wishes with his interest in the property. For example, he can sell his interest, give it away, or will it to someone else.
